Ponds & Fishing
Can I fish in the community ponds? +
Yes. The ponds are for residents only. At least one person in your group must be wearing a community lanyard as proof of residency. For more details, visit the Ponds & Landscape page.
Where do I get a fishing lanyard? +
Contact the HOA board. Lanyards are issued to residents and must be visible while fishing.
Is it catch and release? +
Yes. All fishing in the community ponds is catch and release only. Please handle fish carefully and return them to the water promptly.
Can I swim or wade in the ponds? +
No. Swimming, wading, or entering the water is not permitted. The ponds are for fishing and enjoyment from the shore only.
Can I walk on the ice in winter? +
No. Walking on ice is extremely dangerous and is strictly prohibited. Ice thickness is unpredictable and can vary across the pond. Stay off the ice at all times.
Pool Area
How do I get into the pool area? +
The pool gate requires a fob for access. Contact the HOA board for your fob. There is a small deposit, so don't lose it or you've bought it.
Is there a lifeguard on duty? +
No. There is no lifeguard. Swimming is at your own risk. Please supervise children at all times.
Can I bring large floats and inflatables? +
Please don't. Large floaties take up space and prevent other residents from enjoying the pool. Small items for children are fine.
Are swim diapers required for babies and toddlers? +
Yes. You can easily become responsible for shutting the pool and have to pay the costs for sanitization of the pool. Babies and toddlers must wear swim diapers in the pool. Accidents have caused the pool to be shut down multiple times, for days. Community is big, but smaller than you think as word passes quickly on a 100 degree day when the pool is shut. Plan ahead — if you don't plan for it, it will happen.

Walkways & Pathways
Can I ride a golf cart on the walkways? +
No. Motorized vehicles are not allowed on walkways — this includes golf carts, electric scooters, gas scooters, and motorized bikes, whether electric or gas powered.
Can I ride my bicycle on the walkways? +
Bicycles and electric bikes are permitted but must travel no faster than 3 miles per hour on walkways. This is a walking pace. Please be courteous to pedestrians.
Are electric scooters allowed on the pathways? +
No. Electric and gas powered scooters, bikes, and any motorized vehicles are not permitted on community walkways and pathways.
Wildlife
Can I feed the ducks and geese? +
No. Please do not feed any wild animals including ducks, geese, and other wildlife. Feeding disrupts their natural seasonal migration cycle — when they are fed by humans they may not fly south for winter as nature intended, which harms their health and survival.
Why can't I feed the wild animals? +
Wild animals that are fed by people lose their instinct to migrate and forage naturally. Ducks and geese that stay through winter because they're being fed face harsh conditions they aren't meant to endure. It also creates overconcentration of animals, which leads to property damage and unsanitary conditions.
Roads & Driving
What is the speed limit in the neighborhood? +
Please drive slowly and stay well below the posted speed limit. Our neighborhood has wild animals — deer, rabbits, ducks, geese — that cross roads regularly. Drive alert and be prepared to stop. Speeding puts animals, children, and pedestrians at risk.
I almost hit a duck on the road. What should I do? +
Please slow down and stay alert, especially at dawn and dusk when wildlife is most active. If you see an injured animal, contact local animal control. Drive as if an animal could step out at any moment — because they will.
Dogs & Pets
Do I need to keep my dog on a leash? +
Yes. All dogs must be on a leash at all times when walking in the neighborhood. No exceptions. There are local parks with designated off-leash dog areas for off-leash play.
Do I have to pick up after my dog? +
Yes. Always clean up after your dog. We provide dog waste bags at stations along the walkways throughout the neighborhood. Please use them. Nobody wants to step in it.

I want to repaint my house. What do I need to do? +

Parking & Vehicles
Can I park my RV, boat, or trailer in the driveway? +
RVs, boats, and trailers may be parked in your driveway or infront of your house, not your neighbors, for up to 48 hours only — for loading, unloading, or trip preparation. After 48 hours they must be moved to an off-site storage facility. Street parking of RVs, boats, and trailers is not permitted.
Can I park a commercial vehicle in my driveway overnight? +
Commercial vehicles with business signage, work trucks, and large vans should not be parked in driveways overnight where visible from the street. This helps maintain the residential character of the neighborhood.
Can I park on my lawn? +
No. Vehicles must be parked on paved driveways or in garages. Parking on lawns is not permitted.
My garage is full of stuff and I can't park in it. Is that a problem? +
Your garage is intended for vehicle parking. If your garage is being used entirely for storage to the point where vehicles can't fit, consider organizing or renting a storage unit. Vehicles parked outside because the garage is full of belongings can become a neighborhood concern.
Can I block the sidewalk with my vehicle? +
No. Please don't park in a way that blocks sidewalks or walkways. Pedestrians, strollers, and wheelchair users need clear passage. Leave 36 inches around or more for passing, without having to step into the street if it sticks out while you are loading.
Trash & Recycling
When can I put my trash bins out? +
Bins should be placed out the evening before or morning of your scheduled pickup day. Bring them back in by the end of the day — don't leave them out overnight after pickup.
Can I leave my bins out all week? +
No. Trash and recycling bins should not be visible from the street except on pickup day. Store them in your garage or behind a screen where they're not visible.
Can I dump bulk items at the common areas? +
Absolutely Not! Common areas, ponds, walkways, and open spaces are not dumping grounds. There is no clean up crews, clean up after yourself. Large item disposal should be arranged through your trash service provider or taken to the local transfer station.
Holiday Decorations
When can I put up holiday decorations? +
Holiday decorations may be put up approximately 30 days before the holiday. Some reasonable amount of time, considerations are made for Christmas. Please remove them within 30 days after the holiday has passed. Year-round holiday decorations are not permitted. However some new style hidden, tiny lights can't really be seen unless lit may remain hidden.
Do holiday lights need to be turned off at a certain time? +
Please be courteous to your neighbors and turn off holiday lights by a reasonable hour. Christmas is an exception and can be left on all night. Otherwise a good guideline is reasonable hour. Blinking or flashing lights that are visible from neighboring homes should be especially mindful of timing and their side windows, just be a good neighbor is all we ask.
Fencing
Can I install a fence? +
Yes, but fencing requires architectural review and approval before installation. Height, material, color, and placement restrictions apply. Download the Architectural Design Guidelines from the CCRs page and submit your request before purchasing materials or scheduling installation.
What types of fencing are allowed? +
Fencing materials, colors, and maximum heights are defined in the architectural guidelines. Review the Architectural Design Guidelines for specifics. All fencing must be approved before installation.
Rentals & Short-Term Stays
Can I list my home on Airbnb or VRBO? +
No. Short-term rentals (Airbnb, VRBO, or similar) are not permitted. No rentals of less than 6 month contracts are allowed. This is a residential community, not a vacation rental area. Most renters, don't care about your lawn. They promise and few do the work. Plan on hiring landscapers as part of your lease agreement. If you make it renters responsibility to pay a gardener, they fire them and save the money leaving your yard a mess. Be careful how you go about such arrangements. You'll be repainting the insides and fixing the lawn in less than 6 months. Costs of thousands is easy to incur from good intentions in a neighborhood like ours. Choose and plan wisely. If you hire an agency , it's just a person in the middle providing you the renters excuses. Think about it.
What is the minimum rental period? +
The minimum rental period is 6 months. Any rental arrangement shorter than 6 months is not permitted.
Do renters have to follow HOA rules? +
Yes. All residents — owners and renters alike — must follow all HOA rules, CCRs, and community guidelines. Homeowners are responsible for ensuring their tenants are aware of and comply with all rules. Renters also have to sign rules for pool FOB and Lanyard for fishing like all of us. They also must put up deposits like all of us.
Satellite Dishes & Antennas
Can I install a satellite dish? +
Yes, but placement should minimize visibility from the street. Rear-facing or roof-mounted positions are preferred over front-facing installations. Size limitations may apply per the architectural guidelines.
Noise & Construction Hours
What are the construction hours? +
Construction, renovation, and loud outdoor work (power tools, hammering, machinery) are permitted between 8:00 AM and 6:00 PM on weekdays. Be considerate on weekends. These hours apply to contractors and homeowners alike.
My neighbor is doing construction outside of permitted hours. What do I do? +
First, politely let them know about the construction hours. If it continues, contact the HOA board. For excessive or late-night noise, contact local police non-emergency line.
Yard & Estate Sales
Can I have a yard sale? +
Yes. You can post your yard sale on the Garage Sale page on this website. Please remove all temporary signage (yard signs, directional signs) when your sale is completed. Signs left out after the sale are an eyesore and will need to be removed. If you don't remove them your address will be noted by Management.
Do I need to remove my sale signs after? +
Yes. All temporary signage — including directional signs at intersections and signs in common areas — must be removed immediately when your sale ends. Do not leave signs out overnight after the sale is over.
Trees & Landscaping
Do I need to maintain trees that overhang the sidewalk? +
Yes. Homeowners are responsible for trimming trees and shrubs that overhang sidewalks, walkways, and pathways. Keep branches trimmed to at least 7 feet above walkways so pedestrians can pass safely.
A tree on my property is dead. Who is responsible for removing it? +
The homeowner is responsible for removing dead trees on their property. Dead trees are a safety hazard and an eyesore — please arrange removal promptly.
Basketball Hoops, Trampolines & Play Equipment
Can I have a basketball hoop? +
Portable basketball hoops are allowed but must not be placed in sidewalk areas or block pedestrian walkways. Keep them in your driveway and store them when not in use if possible. Permanent shall must be no more than 1/2 the distance or your driveway from your house.
Are trampolines allowed? +
Yes. Trampolines must be placed in the backyard only — not in front yards or side yards visible from the street.
Do I need approval for a swing set? +
Swing sets are generally allowed in backyards. Check the Architectural Design Guidelines for any specific requirements.
Solar Panels
Can I install solar panels? +
Yes. Solar panels are permitted as allowed by local permits and laws. Panels must be placed on the roof and must lie flat on the mounting rails — they cannot be angled up, extended above the roofline, or mounted on ground-level frames. Follow all local permitting requirements.
Do I need HOA approval for solar panels? +
Federal and state laws limit how much an HOA can restrict solar panel installation. However, the panels must lie flat on roof-mounted rails and comply with local building permits. It's courteous to notify the board before installation.
Security Cameras & Lights
Can I install security cameras? +
Yes. Security cameras are permitted on your property. However, cameras must not be pointed at your neighbor's property, windows, or yards. Aim cameras at your own property — your driveway, front door, garage, and yard.
Can my security lights or floodlights point at my neighbor's house? +
No. Security lights and floodlights must be aimed at your own property. Lights that shine into a neighbor's windows or illuminate their yard are not acceptable. Use motion-activated lights aimed downward at your own driveway and entryways.
Dumpsters & Moving Containers
Where should a dumpster be placed during construction? +
Dumpsters for construction or renovation must be placed in your driveway — not on the street, sidewalk, or common areas. Coordinate with your contractor to ensure proper placement.
How long can a dumpster or moving pod stay? +
Dumpsters and moving containers (pods, portable storage units) must not remain beyond a reasonable time period as defined in the CCRs. They are for temporary use during active construction or moving — not long-term storage. If your project requires an extended duration, contact the board.
Can I put a moving pod on the street? +
Moving pods and containers should be placed in your driveway whenever possible. If street placement is unavoidable, keep it as brief as possible and ensure it doesn't block traffic or sidewalks. Remove it promptly when done.
